SCOPE
New Construction
Tipp City Schools is collaborating with Garmann Miller to design a new 218,944-square-foot PK–8 elementary and middle school, which will serve approximately 2,000 students. The new facility will be strategically constructed between the existing school buildings, which will remain fully operational throughout the construction process. Abatement and demolition of the existing structures will take place following the completion of the new school.
The Garmann Miller master planning team partnered with a volunteer facilities task force made up of local stakeholders to address top priorities, enrollment trends, and funding options to help Tipp decide on the best plan for the future of their district. Community meetings also were held to share key data and ensure all voices were heard that contributed to the success of the project.

The building is designed to support a modern, student-centered learning environment. Students in pre-K through second grade will be located on the first floor, with grades 3–5 on the second floor and grades 6–8 on the third floor. Each floor is organized into self-contained pods that promote collaboration and provide flexible learning spaces. These pods include classrooms, support areas, and adaptable spaces to accommodate various instructional needs. For safety, each pod is designed with the capability to be securely locked down if necessary.
Key design priorities for the project include flexibility, collaboration, and enhanced security. In line with sustainability goals, the building will meet or exceed LEED Silver certification standards. This project has been made possible through a partnership with the Ohio Facilities Construction Commission.
